• ALL inspections are conducted by fully trained RE/MAX Excellence staff in person – not by the tenants or third party contractors
• Full detailed reports with images dated and time stamped are sent to the Landlord within 2 business days of inspections. The inspection reports are completed by the RE/MAX Excellence staff member whom conducted the inspection, not sent off-shore to be completed by a third party.
• You, the Landlord, have access to your property(s) through our on-line Owner Portal. This allows you to look at your income, future inspections etc. All system information is transparent and available at the click of a button.
• RE/MAX Excellence Company Directors are available 7 days a week, 24 hours a day for Landlords enquiries and to attend to rental property maintenance emergencies.
• All Property Management staff are fully trained and are long term employees of RE/MAX Excellence
• We conduct a comparative market review 3 months prior to the expiration of a fixed term tenancy and discuss your lease renewal options with you directly
• You have peace of mind that both Landlord and Tenant personal data is protected with the highest level of electronic security systems in place by RE/MAX Excellence. Property and personal information is not shared with third parties or sent offshore for management, filing or storage.

Property Owners need to be sure that the tenants are NOT doing their own inspections because -

• Routine inspections are carried out to ensure the property is well cared for by the tenant and to check and document if there are any repairs, maintenance or health and safety issues to bring to the Landlord’s attention.
• A routine inspection is not a housework inspection. The person inspecting the property should appreciate that people are living there, however, the tenant should have the property in good condition on the day of inspection.
• As part of the property inspection, visible maintenance issues inside and outside the rental property are documented by the RE/MAX Excellence Property Management staff. This includes ;
- Check for any visible water leaks, evidence of pests, damage or deterioration to the property
- Ensure any inclusions and property fixtures are working
- Look at any visible future maintenance items that may need to be addressed
